Successes

WE Certified Real Estate Services has helped many clients over the years. Here are some of our success stories:

  • WE Certified was hired by an Owner to provide Property Accounting services for 22 properties. Upon our setup and initial audit of expenses and revenues, we realized they were being overcharged for CPI increases on their ground leases for several years. The owner was able to prove the oversight to the landlord and received a refund of $70,000+.
  • WE Certified was hired by an Owner to run their Property Accounting for 5 buildings. During setup of the leases, we noticed that Operating Expense reconciliations had been billed but not reconciled for multiple years. We were able to calculate the amounts owed (or credit) to the tenants and work with the property management team and owner to successfully explain the situation to tenants. The result was an increase in revenue for the current year of $18,000 with minimal negative effects to the tenants.
  • WE Certified successfully transitioned an owner with 57 properties and a long-time user of MRI Property & Accounting Software to Yardi Voyager Property & Accounting Software. The conversion was completed three weeks early with minimal effects to property or accounting operations.
  • WE Certified was hired by a Property Management company with 35 properties to review their tenant billings for the prior two year period. After auditing all leases and billings, it was discovered that $140,000+ in revenue needed to be booked. The revenue was booked, and 75% of the revenue was realized in cash collections.
  • WE Certified was hired by a Property Management company with 11 properties to review their accounting processes and make suggested improvements. We were able to add a remote capture scanner in the Property Manager’s office to deposit checks vs. driving to the bank. Also, we set up an automated invoice routing system so that invoices could be approved by multiple stakeholders in different locations quickly.  Due to these and other time savings, the Property Management company was able to transfer one staff member to another position within the organization.
  • WE Certified was hired by a Tenant to review the Operating Expense reconciliations they were receiving from over 50 leases and several different landlords.   After abstracting the Tenant’s leases and requesting the full OpEx reconciliations, we discovered most of the reconciliations were incorrect and in the Tenant’s favor.  We worked with the landlord and the Tenant, and all overpayments were refunded in a combined amount of $37,000.
